We recommend that you contact us as soon as possible after you have decided to buy or sell. If selling, in all probability, you will be legally obliged to provide a HOME INFORMATION PACK – which contains a large amount of solicitor provided information to your potential purchaser.  It is better and probably cheaper for you, if we provide the Pack, as we will be dealing with the information in any event.

We can guide you through the confusion and complexity of the whole buying and selling process.

We can give you independent advice in connection with surveys and valuations, mortgages, deposits, estate agents, neighbourhood,  environmental and a number of other features about which you will need to know. 

We represent our client's interests ONLY - remember that when buying, the estate agent is looking after the vendor's interests - not yours.

We shall explain to you in outline the steps which will be involved, from the initial stages of obtaining the title deeds and preparing a draft contract on your sale, to completing the contract on the date when you move into your new home. We shall deal with all the necessary stamping of the purchase deed, registration of your title, giving notice of the transfer in the case of leasehold properties, dealing with the issue of a new share certificate where a management company is involved and generally ensuring that all the necessary procedures have been complied with on your behalf.

If after the transactions have been completed you need to take advice with regard to your obligations under any covenants which may affect the property, the buildings insurance, boundary rights and so on, we are available to assist you.

  Commercial Property

The "conveyancing" process for commercial properties is similar to that for freehold or leasehold residential properties - but in the main, most transactions are leasehold and involve acquisition of office, shop, factory and warehouse premises, public houses and investment properties - often as an ingredient of a share or assets purchase.
